It is not clear when a landlord may terminate or refuse to re-new a tenancy. This is an important individual right. I might endure a tenant knowing I only have a further X months. I should not be hostage to a tenant if I want to change the tenant. Now I can do it if there is a personal or family need. Please indicate where the right is retained now. Otherwise the landlord alone and not the community takes the full responsibility for homelessness.

A contract is a contract. If a tenant has a 12 month contract the tenant must be out at the end of that contract. It is not up to the tenant to renew contract. It is up to the landlord to offer a renewal.
Here is where there is a huge problem. The courts don't recognise contracts and tenants simply squat. Going through the courts is a long, stressful and expensive process with with the tenant given every break possible, legal or not.
