Why is it that years ago we had more people less homeless, now we have less people and more homeless?What's wrong with that picture? We have to go back and see what has changed. We know that Air B&B's inundated the market. Why is that? Firstly, we don't have the hotel rooms we used to, so it has become a very sellable product. Landlords don't have much bite, if they want a tenant out and quickly. We have to make it so that if the tenant breaks any of the rules in the tenant landlord agreement; the Landlord can call the police and get them removed with the appropriate time period aloud on the rental agreement. On the other side the tenants need to have a department that they can go to, to show that the landlord is not filling out their side of the rental agreement or if they feel unsafe in their apartment and have it dealt with quickly.
I also think we need to give an incentive for Landlords that have small reasonably priced apartments to get them back out in the rental market. Say a 5-year tax break maybe. Get that tax by making new Legislation for Air B&Bs. People shouldn't be able to have more than one and make it so that the only reason they would have one is because they probably wouldn't get their place trashed. Right now, they can make more money and less hassle, we need to change that, to make renting more valuable to them.
One other way to add affordable housing without taking up valuable land space. Find out how many Government building are in disrepute, empty and left to fall apart? Should have worked on this long ago, but not too late to start. Also find out how many family homes need renovating to be habitable and if they rent them out to people in need; Government should give them a break some incentive to get them back on the market for people who are desperate for affordable housing. There are so many derelict buildings out there, either in probate, families can't afford to fix them or family squabbles. Let's see what we can do about that.
